By keeping walk ways and areas as open as possible it will give them the sense it's not a crowded house.

Don't have a desk in the living or dining room. Keep offices, kid's room and dining rooms as they were originally meant to be. You are basically telling the buyers what each room is for. If it is clean, well organized and not cluttered, the effect is accurate.
- USE COLOR IN ACCENTS
Don't paint the walls all red but in a beige room, have red pillows or patterned lamp shades. Patterns and colors are ok in low moderation. Don't distract the buyers from the square footage of the room but accessorize it with the right furnishings.
- PRETEND YOUR HOME IS A HOTEL
By thinking this way it allows you to have every room as if it was a resort. Fresh towels in the bathroom. Clearly accessible appliances but well organized and clean. Go through each room. Would a fancy hotel have a picture of the hotel owners over the mantle? Probably not. Take this into account.
